Wike Gives Property Defaulters in FCT 14 Days to Pay N5m Violation Fee

The Minister of the Federal Capital Territory, Nyesom Wike, has given property owners who violated land use regulations in major districts of Abuja a final 14-day grace period to comply with the payment of a ₦5 million penalty fee and other charges.

In a statement issued on Sunday by his Senior Special Assistant on Public Communications and Social Media, Lere Olayinka, the Minister said the grace period begins on Tuesday, November 11, 2025. The directive affects property owners in areas including Asokoro, Maitama, Garki, and Wuse, who altered the approved use of their land without proper authorization.

The notice explained that the 30-day deadline earlier issued in September for payment of the penalty and related fees had already expired. The extension, according to the FCTA, is a final opportunity for affected owners to regularize their property status.

The affected locations include Gana Street and Usuma Street in Maitama; Yakubu Gowon Crescent in Asokoro; Aminu Kano and Adetokunbo Ademola Crescents in Wuse II; as well as Ladoke Akintola Boulevard, Gimbiya Street, Onitsha Street, and other roads within Garki Districts I and II.

Property owners are required to visit the Department of Land Administration with their original title documents and valid identification to obtain letters of conveyance for the approved land use conversion. Once all conditions are met, they will be issued new title documents—Statutory Right of Occupancy and Certificate of Occupancy—covering a fresh term of 99 years.

The FCTA, however, clarified that this directive does not apply to lands or properties whose titles were earlier revoked due to non-development, failure to pay ground rent, or other breaches.

Wike warned that failure to comply within the new 14-day window would attract enforcement action by the FCT Administration.
